Usually just repointing. A full rebuild is only needed when the brickwork itself has failed, the stack is leaning, or the mortar has gone so deep the bricks no longer hold. We will tell you which one you are looking at, and we will not recommend a rebuild to win a bigger job.

Flaunching is the sloped mortar cap that holds your chimney pots in place and throws rainwater off the top of the stack. When it cracks, water runs straight down inside the brickwork, which is the single most common cause of damp on a chimney breast.

It depends on access, height and how much of the stack is affected. Repointing a standard London stack sits at the lower end, a full rebuild at the higher end.

Not always. Many repairs can be done from a roof ladder or tower, which saves you a significant part of the bill. Where scaffolding is genuinely needed for safety, it is priced into the quote up front rather than added afterwards as an extra.
